Is $2200 for a 1BR in Leslieville too high right now?

I found a 1BR apartment in Leslieville listed at $2200. It has in-unit laundry and is close to a few parks, but I've heard prices can vary a lot in this area. Is this a good deal or am I missing some hidden costs? Would love some community insights!
