How's the commute from 201 Van Horne Ave to downtown, any insights?

I'm looking at 201 Van Horne Ave and want to know how long the TTC ride to downtown typically takes. Is it a manageable commute? Also, is it walkable day-to-day or would I need to rely on public transit a lot? Any tips from current residents would be great!
