How's the commute from 165 Cosburn Ave to downtown, any insights?

I'm considering a place at 165 Cosburn Ave and want to know how long the TTC ride is to downtown, especially to Union Station. Also, is it easy to live car-free in that area with all the transit options? Any thoughts would be appreciated!
