Need advice on rent in Leslieville—anyone know the market well?

I'm considering moving to Leslieville since I love the community vibe and the local cafes. I found a 1-bedroom for $2,700 but I'm not sure if that's a fair price given recent market changes. Has anyone else found rentals in that area? What should I expect for that price?
