Torn between 1111 Broadview Ave and a spot downtown, help me out

I’m eyeing 1111 Broadview Ave and wondering about transit options nearby. How’s the access to the TTC? Also, what’s the walkability like to cafes, parks, or grocery stores? Any details about the kind of folks living in that area would be great too!
