Why is rent 30-50% higher for new apartment seekers in Toronto?

I'm completely stunned! I started looking for new apartments and found that costs are 30-50% higher than my current rent. How is it possible that I’m looking at $800 more for the same space? Same building, but different pricing for new vs. existing tenants? This feels so unfair and confusing!
