2649 Bloor St W and my Toronto commute: is it good for downtown jobs?

Thinking about moving to 2649 Bloor St W for a job downtown. How easy is it to hop on the subway or streetcar from here? Also, any insight on bike lanes or the walk to transit? Would love to hear about anyone's experience with commuting to the Financial District or Union Station.
