Thinking about living at 2495 Lake Shore Blvd W for my downtown commute

I’m considering 2495 Lake Shore Blvd W for its transit options. How easy is it to reach Union Station during rush hour? Are there good bike lanes around for commuting? I ride a bike often and would love to hear if there are any hidden challenges to biking to downtown.
