Considering 21 Sherwood Ave for its amenities and transit access

I stumbled upon 21 Sherwood Ave and it seems close to both the subway and some cool cafes. I'm really curious about nearby parks and how walkable the area is. Anyone know if utilities are included in the rent or paid separately? Just trying to get a sense of overall costs here.
