Why is 4340 bathurst st so close to lynn valley park?

I’ve spotted 4340 Bathurst St on my rental hunt and I’m intrigued by how close it is to Lynn Valley Park. Can anyone share what the walking paths are like around there? Also, how accessible is the TTC for heading downtown from that area? Always looking for local gems!
