Anyone else noticing the buzz around 697 Eglinton Ave W lately?

I keep hearing more about 697 Eglinton Ave W and the area seems to be changing. There are some nice cafes popping up nearby, but I’m curious about transit access and walkability. Does it feel like there’s a good mix of people around who actually live there?
