Need opinions on rentals in Leslieville with move-in incentives

Hi everyone! I’m considering moving to Leslieville and came across a couple of listings where landlords are offering one month free rent as an incentive. Is this common in that area right now? Are there any downsides I should be aware of? Appreciate any advice!
