What's up with Leslieville's rentals lately?

I've been eyeing Leslieville for studio apartments, but I'm a bit torn. I love the vibe here, especially with all the cafes and parks, but I've noticed the prices creeping up lately. Anyone living there now? Is it still a good deal for a solo renter?
