Is the Annex still a top choice for first-time renters?

I’ve been checking out the Annex, and it feels like the vibe is just so alive with all the cafes and bookstores. But what’s it like for rentals? I’ve heard prices can be steep. Is it worth the hype, or should I look elsewhere? Also, what’s the tenant safety situation these days?
