Is 40 Raglan Ave good for TTC and biking to downtown jobs?

I’m looking at 40 Raglan Ave and want to know how easy it is to get to downtown via TTC. What’s the walk to the nearest subway or streetcar like? Also, any bike lanes around for a quick ride to the office? Appreciate any tips!
