240 Oriole Pkwy looks nice, but is it a smart choice for transit lovers?

Stumbled onto 240 Oriole Pkwy, and it seems good for walking to shops and parks. Can anyone share how the transit access is there? I rely on TTC a lot and want to avoid any hidden headaches. Also, what’s the local coffee scene like around that area?
