Assignment vs Subletting Confusion – What’s the Difference?

I’m really confused about the whole assignment versus subletting thing. If I want to leave my Toronto rental early, which is better for getting out of my lease permanently? Do I need my landlord's approval for both options, or is there a clear path to take? Help!
