Living near 11 Flemington Rd and getting to downtown by TTC

I’m really keen on living at 11 Flemington Rd because it looks close to transit. What’s the vibe like for getting downtown? I’m all about taking the subway to Union Station and would love to know if it’s a straightforward trip. Any thoughts on bike lanes in the area too?
