Confused about Subletting Rights and Parking in Toronto

Hi, I’m a tenant in Toronto with a car needing parking. I’m unsure why my landlord denied my request to sublet, especially since I thought tenants have rights to sublet! Can they really restrict this? Also, what about Airbnb or lease assignments, what can they do there? It’s all so confusing.
