Is 717 broadview ave good for quick downtown commutes via ttc

I'm looking at 717 Broadview Ave for a potential rental and I'm all about transit. How easy is it to jump on the subway or streetcar from there to get downtown? I rely on TTC for work and want to know about walkability and bike lanes nearby!
