240 Oriole Pkwy has me curious about the local coffee scene

I'm looking at 240 Oriole Pkwy because I've heard the area is rich in local cafes and parks. Can anyone share insights on walkability around there? Also, how's the TTC access for getting downtown? I’m hoping to find a spot with a strong community feel.
