2837 Yonge St feels like a hotspot for cafes and public transit

I'm looking at 2837 Yonge St and can't help but notice all the cafes popping up nearby. Is it super walkable? How close is the TTC for getting downtown or to other parts of the city? I’m also trying to get a feel for the crowd that hangs out in that area.
