Is Kensington Market the spot for first apartments?

Kensington Market has such a cool vibe, but I've heard the rents are climbing. The mix of shops and cafes is amazing, though! Anyone living there now? How do you find the safety and vibe as a newcomer? Thinking it might be a great place to start my Toronto adventure!
