Is living at 90 York Gate Blvd good for commuting downtown via TTC?

Looking at 90 York Gate Blvd for my next place and I'm super transit-focused. How easy is it to get downtown using TTC from here? Any bus or subway that gets me to areas like Union Station easily? Also, how's the walkability to nearby stops? Appreciate any input!
