Need advice on expensive Toronto neighborhoods

I'm moving to Toronto this summer and want to avoid overpriced areas. I've heard a lot about King West and Yorkville, but I've seen some listings around $3500 for a one-bedroom, which seems insane! Are there other neighborhoods like that I should steer clear of? Any tips would be appreciated!
