Price check: $2300 for 2BR in Etobicoke – Fair deal or not?

I found a 2BR rental for $2300 in Etobicoke. It has a decent backyard, but I'm concerned about school districts and safety for my kids. Is this a good deal or should I keep looking? Nearby rentals seem a bit more expensive, but I'm not sure if this one is worth it.
