130 Eglinton Ave E feels like it's on the edge of something big

I've been scoping out 130 Eglinton Ave E and can't help but feel like the area is transforming. The TTC stops right there, which is a plus, but I wonder if anyone else has noticed the new shops popping up? Walking distance to amenities is key for me, just trying to gauge what’s around!
