Conflicted about rent-to-own offers in Toronto - what's real?

I'm excited about rent-to-own condos but have concerns. Are rent credits really applied toward the purchase? What utilities are included, and what do I have to pay separately? I want to believe in this path to homeownership, but I've heard too many stories of scams. What's the real deal?
