Curious about the transit scene near 2225 Eglinton Ave E in Scarborough

I’m looking at 2225 Eglinton Ave E and am really intrigued by the TTC access. How easy is it to get downtown from there? Also, I hear there are some good parks nearby—would love to know if the area feels more lively or quiet, especially on weekends.
