Looking at 565 Sherbourne St for easy ttc access around downtown

I'm checking out 565 Sherbourne St and need to know how convenient it is to get to downtown, especially for commuting to work. Are there good streetcar or bus connections nearby? Also, how walkable is it for those last-minute trips to Union Station on the weekends?
