Living at 35 spencer ave for easy access to downtown and transit?

I'm considering moving to 35 Spencer Ave and I'm curious about the transit options. How easy is it to get to downtown for work or school using the TTC? Are there nearby bike lanes for cycling? Any thoughts on walkability would be great too!
