Thoughts on 419 Coxwell Ave and the area surrounding it?

I’m really interested in 419 Coxwell Ave! The building looks nice, but I’m curious about the local scene. How’s the transit from there to downtown? Are there good grocery stores and restaurants nearby on Coxwell or near Danforth? What's the overall character of the neighborhood like?
