Living at 1555 Queen St E: good for a quick downtown commute?

I'm considering moving to 1555 Queen St E and wonder about getting downtown easily. How's streetcar access from there, especially during rush hour? Any solid bike lanes nearby for my daily ride? I'd love to hear about others' experiences living in this area!
