Checking out 72 Clinton St and curious about local shops and cafes

I’m thinking of moving to 72 Clinton St and I love that it’s near Kensington Market. Are there any good coffee spots or eateries nearby? Also, how's the walkability for running errands? I want to get a sense of the neighborhood before I make any decisions.
