Looking at 1440 Lawrence Ave W for easy access to TTC and downtown

I'm checking out 1440 Lawrence Ave W and want to know if it’s a good spot for catching the subway or buses to downtown. Is biking an option from there? How’s the walking distance to the nearest transit stops? Any insights on commute times would help!
