Checking out 136 Broadway Ave near Yonge and Eglinton

I’ve got my eye on 136 Broadway Ave because it looks close to the Yonge subway line, which is a huge plus for me! What’s the walkability like around there, and are there any good cafes or shops nearby to grab a coffee or work from? Is it a busy street or more laid-back?
