What’s with this lease clause? Totally confused!

I’m looking at a lease in Toronto, and the landlord wants a full year’s rent upfront? Is that even legal? Plus, they included a clause about me being responsible for repairs even if it’s wear and tear. I’m really not sure if this is standard or if I should be concerned!
