New to the area, what’s up with 20 Cosburn Ave in East York

I’m eyeing 20 Cosburn Ave because it seems walkable with shops nearby. I'm curious about transit access to downtown and how quickly units tend to go. Also, what’s the general feel of the surrounding area? Is it mostly families or younger professionals I’d be sharing the space with?
