Roommate wants off lease early - unsure how to proceed

One of my roommates wants to move out 4 months into our lease. We're all on the agreement, but they're saying they can't afford it anymore. I'm not sure how this affects our lease and if we can find someone to take their place. Looking for advice on how to handle this situation legally and fairly.
