Living near 1165 Kingston Rd and the nearby spots I keep hearing about

I keep seeing 1165 Kingston Rd pop up and I'm curious about the local coffee shops and parks around there. It looks like a nice area for walking, but how's the public transit access for getting downtown? I’m hoping to meet some cool roommates too!
