Is 10 Deauville Lane good for getting to downtown via TTC?

I'll be staying at 10 Deauville Lane for a few months and I'm curious about the best transit options to downtown. How easy is it to catch the subway or streetcar nearby? Any tips on cycling routes or getting to Union Station from there would be appreciated too!
