Curious about living at 190 John St in downtown Toronto

I like the look of 190 John St and its proximity to downtown. Can anyone share what the neighborhood feels like, particularly around Queen St for food and shops? Also, how's transit access here for getting to the university? Any local tips would be appreciated!
