I hear 1049 Lawrence Ave W has great access to transit and parks nearby

Looking at 1049 Lawrence Ave W and I keep hearing it has solid TTC access. Are there a lot of local parks and green spaces around? I've read mixed things about east vs. west Lawrence and I'm curious about the community feel here—would love to hear from anyone who knows the area well.
