Why is rent 30-50% higher for new tenants?!

I can't believe the rent increases I'm seeing! Apartments near the TTC subway that used to be affordable now cost $500 more than what I pay. Same building, different price policies for new tenants—it feels like a turnover rent spike that hurts commuters like me. Why is this disparity so extreme?!
