Need advice on renting in Kensington Market!

I'm a first-time renter moving to Toronto for school in September. I've found a place in Kensington Market for $2200/month. Is that reasonable? Also, how's the vibe in that area for students? Any tips on lease agreements and what to watch out for would be super helpful!
