Utility costs and community life at 640 Lauder Ave, any insights?

I'm drawn to 640 Lauder Ave and like the proximity to transit options on Eglinton. What’s the neighborhood character like—are there good grocery stores and restaurants nearby? Also, any feedback on what utilities might be included in rent vs. what I'd need to budget separately?
