15 Eva Rd seems interesting, any local coffee spots nearby?

Just graduated and starting my first job, so I’m checking out 15 Eva Rd. I’ve heard mixed things about the area but I’m all about walkable neighborhoods. Curious if there are good places to grab coffee for those early mornings and how transit access is for commuting downtown.
