Checking out 3131 Eglinton Ave E for a studio, any local gems around?

I stumbled upon 3131 Eglinton Ave E and I'm curious about what's in the immediate area. How's the walkability to local cafes or parks, and what about transit access? I've heard the TTC is decent around there, but I'd love to hear more from someone who knows the scene!
