Is living at 317 Sherbourne St good for TTC and downtown commutes?

I'm considering a place at 317 Sherbourne St and need to know how easy it is to get downtown using the TTC. How close is the subway and streetcar? Also, are there bike lanes nearby for those days I'd want to cycle instead? Looking for the best way to navigate the city from here!
