How’s the Hubbard Blvd area for rentals? Any thoughts?

I'm looking into moving to the Hubbard Blvd area in Toronto and would love to hear from anyone living there. What's the rental market like? How's the transit access and safety? Also, are there good amenities nearby? Just trying to gauge if it’s a good fit for my family.
